I have a townhouse in Houston but live in Wyoming. How best to find a realtor who can help sell my townhouse while helping me through the process and getting it ready for showing?

Good Morning! \n\nMany moons ago before I started in real estate, I found myself in the same position you currently are in. I was unsure if the place needed painting, updating, staging, etc. If it did need those things, how was I to find a trusted contractor who could paint, install new floors, change out a commode, let himself in, redecorate the living room and sell my home?? Fortunately, a relative purchased the property \"as-is\" and I did not have to hunt down this contractor!\n\nFast forward a decade and I can offer you a few key tips I wish I knew then:\n\n- In this situation, I would consider hiring an individual agent vs. a big team. The person you hire might need to oversee a few projects, so they must be willing to spend more time at the property than usual. A mega team might not have the time to allocate towards this, nor the flexibility. \n- Look for an agent that has previous experience with out-of-town sellers. Many agents are unaware of the extra responsibilities that come with the territory. Ex: the alarm going off at midnight, filters needing to be changed, the AC going out, stains appear on the carpet, water leaks, soiled sheet rock, etc. \n- Hire an agent you feel comfortable with. You will be depending heavily on this person.\n- Hire someone who has good contractor connections/referrals\n- One of the MOST Important things- hire a full-time agent. As a coach, I find that most part-time Realtors have full-time jobs that come with full-time responsibilities. \n\nIf you have any questions or ever need advice, I\'m always happy to help. Hey everyone,\n\nMy wife and I are looking to buy at least 5 rental properties in the Houston area over the next month or so. Once found, I pick neighborhoods which have aged well and are within my clients\' budget. After figuring out the neighborhood, we focus on the ones that need the most work in an effort to really keep the price down. Investor fixes the place up in order to rent. BACKGROUND

Jennifer was born in Houston, but spent much of her childhood on her Grandparents' farm in Shiner, TX. She was surrounded by cattle, chicken, and the occasional coyote. Jennifer learned a different way of living growing up on a broiler farm housing over 200,000 chickens at any given time; however, Jennifer yearned for the Houston city-life and the vast array of opportunities it offered. Jennifer carried the values instilled in her that she learned on the farm and became a permanent resident of Houston in 1999 where she would begin her journey to pursue a career in real estate.

HER JOURNEY

Jennifer's exposure to real estate began in early 2005 with Highland Homes, a homebuilder named "People's Choice" Builder of the Year in 2011-2013. She gained extensive knowledge of the Houston real estate market during her six-year tenure working in some of the top-producing, master-planned communities around the city. Jennifer's mantra, "paralyze resistance with persistence," comes from a new perspective and passion for life, obtained after overcoming near-fatal organ failure that placed her on a transplant list. Jennifer's faith, strength, and determination prevailed, and led her back to her career in real estate.

GIVING BACK

Dedicated to community service as a result of her personal journey, Jennifer has helped fundraise over $20,000 for Help Hope Live, a non-profit organization that provides assistance to individuals experiencing end-stage organ failure. Jennifer is also an active member of her church where she serves in the outreach ministry, helping to feed poverty-stricken families.
